1. Formation of the Street

Kost Levytskyi Street is one of Lviv’s central arteries, formed at the turn of the 19th and 20th centuries, when the city was rapidly expanding beyond its old core. This area developed as a prestigious residential district, where rental apartment houses were built for the growing urban middle class and professionals.

The house at No. 14 belongs to this wave of early 20th-century construction — solid, elegant buildings that combined the comfort of modern housing with the artistic refinement of the era.


2. Architects and Style

The building at 14 Kost Levytskyi Street was erected in 1907 by the Ivan Levynskyi Architectural and Construction Company for Józef and Aleksander Elster, two brothers engaged in property investment.

Architecturally, the house represents ornamental Secession (Art Nouveau). The façade displays characteristic decorative motifs — mascarons, curved window frames, and a prominent gable accentuating the central axis. Elegant balconies with wrought-iron railings and stylized floral ornaments reflect the refined craftsmanship typical of Levynskyi’s atelier.

The building is listed as a local architectural monument (protection No. 173-m).


3. Ownership

The first documented owners were Józef and Aleksander Elster, who commissioned the project as an income-producing rental house. This was a common investment model in Lviv at the time — aesthetically distinguished, yet economically oriented urban dwellings for middle-class tenants.


4. Architectural Description

  • The façade is rich in Art Nouveau ornamentation: sculpted masks, relief floral patterns, and geometric framing around windows.

  • The composition is vertically emphasized by a central gable and symmetrically placed balconies.

  • The building’s structure is masonry, with apartments arranged around a stairwell in a traditional “tenement” layout.

  • The design balances artistic expression and functionality — a hallmark of early 20th-century Lviv housing.

Despite later renovations, the house retains its original proportions, decorative plasterwork, and overall Secession character, making it one of the notable examples of residential architecture along Kost Levytskyi Street.


5. Current Use

Today, the building at 14 Kost Levytskyi Street remains primarily residential, with possible commercial premises on the ground floor. It continues to serve its original purpose while preserving the visual and cultural integrity of the early modernist streetscape.

As an officially protected monument of local significance, it stands as part of Lviv’s architectural heritage and the legacy of Ivan Levynskyi’s celebrated workshop.
